Office Park Southwest

In the office park environment, the efficient management of parking is vital to the fiscal success of the facility. At times, the parking company and the management of the office park must find innovative solutions to achieve this goal. Ampco System Parking recently took over the parking operation for an office park in Costa Mesa, California, the campus of which consists of four office buildings and three free-standing restaurants. The parking requirements are served by a 2,160 car garage and four self-contained surface lots. Since the surface lots are relatively small but self-contained, it was necessary to staff each of the four surface lots with a cashier twelve hours per day. In an effort to reduce the operating expenses at the project we constructed a new driveway between two of the contiguous surface lots which allowed us the ability to serve both lots with one cashier. On another surface lot, we are currently studying the prospect of removing the cashier entirely and using the lot for reserved parking only. Because these spaces will bring a premium, we will bring in an additional $6,000 in annual parking revenue.

The results are substantially clear as seen in the quantitative financial information in the preceding paragraph. Our innovative approach and bold thinking is saving our client substantial costs in operating this class A facility.
