Prior to Ampco System Parking running the operations at a downtown Houston building’s parking facility, there were major issues in the key areas of security, customer service, maintenance, and revenue control.  First, the cashier booth at the facility was left unattended and unsecured during working hours, and was filthy inside and out.  Additionally, the entrance to the garage and all four garage stairwells were unkempt and in desperate need of painting and regular maintenance.  Last, valet attendants were not located on every floor at all times, which downgraded the efficient placement of cars, and also prevented the optimal level of customer service.

Ampco System Parking took over the operations at the facility in May 2003, and since then has made great strides in improving all areas of service, including maintenance, security, revenue control, and customer service. 

Both the slippery stairways and the entrance area were pressure-washed and steam-cleaned with a slip-free additive, and then painted.  The landings and equipment were also touched-up and brightened.  The cashier booth was reorganized and new operating procedures were implemented requiring only the cashier occupy the locked booth. 

Ampco System Parking improved efficiency at the facility by placing a parking attendant on each level to improve customer service, as well as vehicle parking and retrieval time.  Ampco increased security for the customers and their vehicles by placing locking key boxes within the parking garage and implementing formal key tags and ticket procedures for identification of both keys and vehicles.  Finally, after conducting a thorough lease abstract, Ampco System Parking was able to determine that a number of the tenants had been under-billed by the previous operator.  Therefore, by correcting the discrepancy, Ampco's proprietary billing system substantially increased the revenue for the building owner.

As a result of Ampco’s actions, the challenges outlined above have been met.  Monthly revenue has been increased by $10,000 per month, the facility appears brighter, cleaner, and more inviting to customers, and the new security of the cashier booth has helped to prevent thievery and vandalism.  Additionally, the appearance of valet attendants on each floor serves to acquaint regular customers with Ampco employees, and this allows Ampco to better serve these customers; moreover, the inclusion of these employees in the parking operations has increased security in the facility, and the space efficiency has allowed for an increase in monthly parkers.
